352 N Union – Chicago, IL Completed February 2023 32 story luxury residential building with 373 units, best in class building amenities. The project was an existing PD and successfully redesigned without additional public process.
311 N Morgan – Chicago, IL Completed June 2022 The former 168 room ACE Hotel in Fulton Market Chicago. Assisted in the development of the new hotel brand and development of the F&B program for this project and companywide.
1120 Denny Way – Seattle, WA Completed June 2002 Phase one of Onni’s initial development project in the Seattle market. The 1.1 million square foot development encompasses an entire block with 7 levels of underground parking, 1,369 residential and hotel units across twin 42 -story towers and a 13-story midrise, and public park.
Halsted Pointe: Master Plan – Chicago, IL Completed October 2021 7.4-acre site at the confluence of the Chicago River & Shipping Canal on the southern tip of Goose Island. Full master plan of up to 2.6 million square feet of development including office, retail, hotel, up to 2,400 residential units. Master zoning complete.
228 W Hill @ Old Town Park– Chicago, IL Completed September 2021 Final Phase of the 7.2-acre Old Town Park redevelopment. 39 story luxury residential building with 456 units including 10% affordable housing, retail space, 70K office & building amenities.
353 W Grand – Chicago, IL Completed September 2021 39 story luxury residential building with 356 units, 12K in retail & building amenities.
202 W Hill @ Old Town Park – Chicago, IL Completed February 2020 Phase 2 the Old Town Park redevelopment. 40 story luxury residential building with 428 units, including 10% affordable housing, 12K in retail, & building amenities. This phase delivered a publicly accessible green space at the center of the development.
1140 N Wells @ Old Town Park – Chicago, IL Completed June 2018 Phase 1 of the Old Town Park redevelopment. 32 story luxury residential building with 405 units including affordable housing, 25K in retail & building amenities. Best in class unit finishes and amenities. 95% leased in 6 months.
303 W Division @ Old Town Park– Chicago, IL Completed June 2018 Complete renovation of ground floor of existing mixed income 211-unit building. Including new building amenities, units, and retail tenants.
The Hudson – Chicago, IL Completed June 2017 Onni’s initial development in Chicago. 25 story luxury residential building with 240 units, 10K in retail, best in class unit finishes & building amenities.

901 N Halsted – Chicago, IL October 2021 – February 2023 Phase 1 of the Halsted Pointe Master Master Development. The project will include +/-550 residential units over ground floor retail and best in class building amenities. Entitlements complete.
700 W Chicago Avenue – Chicago, IL November 2021 - February 2023 The current site of The Chicago Tribune ‘Freedom Center’ the 7-acre project has an approved PD; however it is being reworked to gain an additional 3.1 FAR and additional site uses. The project is expected to go from one residential tower and three office buildings to three residential towers and two commercial buildings. Project amended zoning underway.
225 W Randolph – Chicago, IL December 2021 - February 2023 The former Illinois Bell building is a full Class L renovation of the existing 33-story office building. Work to include the demolition and rehabilitation of the historic lobby and exterior. The lobby will also contain an in house F&B outlet. There will also be additional amenity space installed in the building. All of the building mechanicals will be upgraded and all office floors will be demoed and built out. Project zoning complete and permitting and construction underway.
357 N Green – Chicago, IL January 2019 – February 2023 Entitlements underway for a new PD for 700K FAR office program.
7th Avenue – Seattle, WA June 2020 – February 2023 The project is over one million square feet of rentable area and consists of 667 residential units in two 42-story towers over three hundred thousand square feet of office over ground floor retail, with combined building amenities and 7 levels of underground parking. Redesigned and re permitted the project.
1120 John Street – Seattle WA June 2020 – February 2023 Phase two of Onni’s development in South Lake Union is a two-building, 17-story office development that encompasses an entire city block. The project is over one million square feet of rentable area, has connected exterior public areas, 4 levels of underground parking, and incorporates a historic façade into the design. Redesigned / re permitted the project and started construction.
606 106th Avenue, Bellevue, WA June 2020 – February 2023 The project is one of the largest planned in downtown Bellevue It will consist of 1,400 residential / hotel units in twin 600’ tall towers, a nine hundred thousand square foot office tower, story combined podium housing a commercial gym, hotel functions, residential amenity, and retail space, 5 levels of underground parking, and a new dedicated public pedestrian street.
121 Boren Ave – Seattle, WAOctober 2021 - February 2023 The project has an existing master use permit for 433 units and is 400’ tall. The project will be amended to be +/-450 units and 440’ tall. The project will eventually be the third phase of Onni’s South Lake Union footprint. The project will tie into the district energy plant at 1140 Denny and will contain best in class amenities. Redesigned and re permitted the project.
